Prepare Your Home

Try to view your home through a buyer's eyes and ask yourself what you would expect to see. I will offer practical suggestions to help your home show at its best, from small repairs to staging tips that make a real difference.

List It for Sale

Once everything is in place, I will put your home on the open market. It is critical to make it as easy as possible for potential buyers to view your home, since accessibility often makes the difference between a quick sale and a home that sits on the market.

Showings:

Potential buyers may ask to see your home on short notice. It is best to accommodate these requests whenever possible. You never want to miss a potential sale over a scheduling conflict.

Offers and Negotiations

If everything goes well, a buyer, most often through their agent, will present an offer. I will walk you through the benefits and risks of each offer you receive.

Choosing an Offer:

You will have the opportunity to accept or counter any offer based on its merits, whether that means price, terms, timeline, or contingencies. I will help you weigh each factor so you can make a confident decision.

Under Contract

At this point, you and the buyer have agreed to all the terms of the offer, and both parties have signed the agreements. This officially moves the transaction into the next phase.

Final Details

While under contract, the buyer will work with their mortgage provider to finalize their loan and complete other due diligence.

Inspection:

The buyer will usually schedule a physical inspection of the home and may request certain repairs based on the results. I will walk you through all of your options for responding to inspection findings, so you can make the choice that works best for you.

Closing

This is the transfer of funds and ownership. Depending on when the buyer plans to move in, you will need to coordinate your move out timeline accordingly, whether that means closing and moving the same day or arranging a short rent back period with the buyer.

Preparing for Closing:

During this stage, you will be finalizing your loan, reviewing documents, and discussing any findings from the inspection. I will be managing this entire process closely so you do not have to juggle it all yourself.
